Duke Realty Breaks Ground on D-A Lubricant’s New 250,000-Square Foot Headquarters in Lebanon Business Park

Completion of rail service project and Park’s Foreign Trade Zone designation also part of celebration

(Lebanon, Ind. – April 27, 2011) D-A Lubricant Company, Duke Realty Corporation (Duke Realty), the city of Lebanon, and the Boone County Economic Development Corporation (Boone EDC) today broke ground on D-A Lubricant’s new headquarters building in Lebanon Business Park, a Duke Realty-developed industrial park just off I-65 and State Road 32.  Also during the ceremony, the group celebrated the completion of a project that brings rail service to the south side of the Park and the Park’s recent designation as a Foreign-Trade Zone.

The new 250,000-square foot headquarters for D-A Lubricant, into which the company will relocate its operations from its current facility in Indianapolis, is being constructed by Duke Realty. Located on a 23-acre parcel of land which D-A Lubricant purchased in the Park, their new building will measure approximately 500’ x 500’ and will include a 13,000-square foot office, a state-of-the-art blending/processing area, a technical lab area, and a rail door in addition to 11 dock doors. D-A Lubricant’s 50 person workforce is expected to relocate to the new facility when it is complete in December 2011.

“We are extremely pleased that work has begun on our new building and look forward to moving into it later this year,” said Mike Protogere, Chairman and CEO of D-A Lubricant. “D-A Lubricant is grateful for the concerted efforts of Duke Realty, the city of Lebanon and the Boone County EDC to ensure that our new headquarters will meet all of our needs and our relocation to Lebanon benefits all parties involved. Our new facility will give us the space we need, plus provide us with rail access, a transportation option that is important for the delivery of raw materials to our operations and distribution of our finished products.”

The rail project, a joint effort between Duke Realty and the city of Lebanon, involved constructing a rail spur that connects to an existing CSX branch line into the south side of Lebanon Business Park, the only master-planned business park in the area with rail service. The addition of this spur brings rails service to another 184 acres in the business park.

The Foreign-Trade Zone designation provides benefits to companies engaged in the import and or export of goods from outside the United States. Companies located in a Foreign-Trade Zone can reduce, defer or eliminate duty payments on component materials and finished goods.

“The city of Lebanon is pleased that D-A Lubricant’s new facility is underway and looks forward to their move to our community,” said Huck Lewis, Mayor of Lebanon. “Lebanon Business Park is a first-class development and an outstanding location. We also are excited about the Park’s new rail service and its Foreign-Trade Zone status and believe these differentiating factors will give the Park a competitive advantage.”

“D-A Lubricant is a long-standing, strong company with a solid reputation in its industry,” said Dax Norton, Executive Director of the Boone EDC. “We are pleased to have them join the other businesses that have chosen Boone County and Lebanon Business Park for their operations and look forward to welcoming other companies with rail needs and incentives for their international trade.”

“We are pleased that we could meet D-A Lubricant’s needs both in terms of providing them with a rail-served location and the ability to deliver a state-of-the art facility built out to their specifications,” said Charlie Podell, Senior Vice President, Duke Realty’s Indiana operations. “D-A Lubricant’s selection of Lebanon Business Park is validation of the city of Lebanon and Duke Realty’s decision several years ago to bring rail service to the park, making it the only rail-served masterplanned distribution location in the area. Our team is ready to begin construction of D-A Lubricant’s new facility and is committed to bringing the same dedication to quality and customer service as it has to the other buildings we have delivered in Lebanon Business Park.”

Steve Schaub of Summit Realty represented D-A Lubricant in the transaction. Jay Archer, Vice President, Industrial Leasing, and Glenn Davis, Senior Leasing Representative, represented Duke Realty.
