Duke Realty Developing Second Bulk Industrial Building for Shippers Warehouse in Prime Pointe

556,600 SF build-to-suit facility will complement distribution center delivered in 2016 and include Shippers’ new corporate headquarters as well as additional warehouse/distribution space.

(Dallas, Tex. – Feb. 23, 2017) The Dallas office of Duke Realty Corporation, a leading nationwide REIT (Real Estate Investment Trust) specializing in the ownership, management and development of quality industrial facilities, announces that it has executed a long-term lease agreement for a 556,600-square-foot, build-to-suit distribution facility with Shippers Warehouse, Inc. (Shippers). Shippers is one of the largest third-party logistics providers in Texas, as well as a provider of warehousing and logistics services coast-to-coast operating more than 5,000,000 square feet of distribution space in 11 nationwide facilities. This is the second build-to-suit warehouse that Shippers will lease from Duke Realty in Prime Pointe, a 3,000-acre industrial park at I-45 and East Wintergreen Road surrounding the Union Pacific (UP) Dallas Intermodal Terminal in South Dallas. The first building, Prime Pointe 1005, is a 589,362-square-foot, rail-served distribution center delivered in April 2016 into which Shippers consolidated warehouse and distribution operations from two other facilities. The new building, which will be adjacent to Prime Pointe 1005, will also be a rail-served distribution center, as well as serve as Shippers’ new corporate headquarters.

Shippers’ second build-to-suit distribution center and corporate headquarters will be located adjacent to Prime Pointe 1005 on West Wintergreen Road and have Union Pacific rail service along the north side of the building. The cross-docked building’s features include 32′ clear height and 56′ x 54′ typical column spacing with spacing increasing to 54′ x 60′ at the dock bays. Eighty-six 9′ x 10′ dock doors with levelers, bumpers, seals, lights and restraints; one 12′ x 14′ drive-in door; and five 10′ x 12′ rail doors will be incorporated into the building. The building also will include approximately 17,500 square feet of office space including 7,500 square feet on the second floor mezzanine which will be accessible by an elevator. Spaces for 130 cars and 132 trailer spaces will be on-site, as well as a 185′ truck court.

Prime Pointe is a 3,000-acre, master-planned industrial park in Hutchins and the Trinity Inland Port Dallas County that offers direct Union Pacific rail service, as well as superior highway connectivity via a four-way interchange at Wintergreen Road and I-45. Rail service to Shippers’ buildings is provided by an industry track that connects to UP’s main line that runs through the Dallas Intermodal Terminal.
