Verint Signs 132,676 SF Lease with Duke Realty at 800 North Point Parkway

Software developer will relocate and expand its office space by 30%; Alcatel-Lucent signs extension for 70,000 square feet at 900 North Point Parkway.

(Atlanta, GA – Dec. 16, 2011) Duke Realty Corp. (Duke Realty) has closed a 132,676-square-foot lease with software developer Verint Systems Inc. at 800 North Point Parkway, a 171,176-square-foot, Class-A office building in Alpharetta.  The software developer, which currently occupies 96,500 square feet in Roswell at Mansell Overlook, will expand its office space by nearly 30 percent with its move to 800 North Point in December 2013.

In addition, communications technology provider Alcatel-Lucent has signed a lease extension for 70,000 square feet at 900 North Point Parkway. Alcatel-Lucent, which currently occupies space in Buildings 800 and 900, will consolidate its operations into the entire 900 North Point Parkway building (129,644 square feet) on May 1, 2012 and has signed an extension to occupy 70,000 square feet in the building beginning April 1, 2013.

Verint Systems was represented by Sam Hollis and Ken Ashley of Cushman & Wakefield and Duke Realty was represented by Wes Hardy.

Verint Systems, which recently acquired workforce management solutions provider Global Management Technologies Corp., selected 800 North Point Parkway after an extensive search for expanded office space.

“Verint Systems has grown exponentially over the years, and the company needed additional office space,” said Chris Brown, Senior Vice President, Georgia Operations, in Duke Realty’s Atlanta office. “This deal provides the company an opportunity to occupy more efficient space with a larger floor plate, and gives them additional room to grow in the future.”

Tenant improvements at 800 North Point Parkway will include an upgraded café and new fitness center, and extensive renovations to the lobby and other common areas.

“In this transaction, Duke Realty was able to bring together our comprehensive services – including leasing, construction, development and property management – to reposition the property and provide an effective solution for both Verint Systems and Alcatel-Lucent,” Brown said. “The 132,000-square-foot Verint lease and the 70,000 square foot Alcatel-Lucent extension combine to make this one of the most significant lease transactions in Alpharetta this year.”

The Verint Systems and Alcatel-Lucent transactions follow Duke Realty’s long-term lease agreement with Primerica in September to develop a 344,476-square foot, built-to-suit office facility at Legacy, an office park located in Duluth, which will serve as Primerica’s new international headquarters in spring 2013. Duke Realty also received 2011 Office Owner/Developer of the Year honors at NAIOP’s recent Atlanta awards presentation.

Buildings 800 and 900, located one-half mile from GA 400 highway, feature high-tech infrastructure with fiber-optic wiring, large 40,000-plus square foot floor plates and a landscaped interior courtyard. Ownership of the North Point Parkway buildings recently transitioned from Duke Realty to Blackstone Real Estate Partners as part of a seven-market suburban office portfolio sale.
